WHY IS A FIRE RISK ASSESSMENT NEEDED AND WHY YOUR BUILDING

OR INDEMNITY INSURANCE MAY BE INVALIDATED

A fire risk assessment is a process of inspecting or reviewing a building or workplace to ascertain the risk of fire and offer an emergency plan on how to make the building safer in the event of a fire.  The fire risk assessment is normally presented as an extensive report with an action plan to control any fire hazard to limit the loss of life and property.

HAVING A LIVE-FIRE RISK DOCUMENT IS A LEGAL REQUIREMENT FOR ALL BUILDINGS WITH WORKERS, EMPLOYEES, RESIDENTS OR THE PUBLIC VISITING.

The Fire Risk Assessment should be evaluated at least on annual basis.

  • After every 12 months of the original assessment.
  • If the use of the building has changed in the building.
  • If there has been a change of occupancy.
  • After a fire or near miss.

In accordance with the Law, every block, care home, HMO, and the company is required to designate a person as a “Responsible Person” who will be the charge of the building safety in the first place.

The responsible person must ensure that all necessary safety measures are taken on time to prevent death or injury in the first place.

 

What will be the consequences if you fail to undertake fire risk assessment?

If you do not have a valid fire risk assessment or proper fire safety precautions at your workplace, then your building insurance may be invalidated if there was damage to life or property because of a fire. If you have failed to follow the Law in some cases you may be fined or even face a custodial sentence.

YOUR BUILDING INSURANCE AND YOUR INDEMNITY TO EMPLOYEES OR RESIDENTS’ MAY NOT BE EXTENDED OR MAY BE INVALIDATED.  IF YOU DO NOT COMPLY WITH THE  FIRE SAFETY ORDER 2005.

If you fail to have a valid fire risk assessment you risk the lives of all people that access the property, you risk loss of your business and employment in most cases. The loss of property and livelihood is a devastating prospect and so always follow the  Law.
