Critical Legionella Risk in RAAC Affected Buildings
Highlighting Water Hygiene Consequences and Safety Measures in Modern Construction
In light of recent concerns surrounding Reinforced Autoclaved Aerated Concrete (RAAC) in construction and its potential impact on water hygiene, Legionella and Fire Safe Services is announcing a comprehensive approach to mitigate the risks associated with Legionella in these structures.
As leaders in water hygiene safety, today we address the significant Legionella risk in buildings constructed using RAAC.
This construction method, prevalent from the mid-1950s to the early 1990s, has recently come under scrutiny due to its predicted 30-year lifespan and insufficient protection of steel reinforcing bars, leading to structural weaknesses and potential building closures.
The closure of these buildings poses a heightened risk for Legionella and other waterborne pathogens, as water systems become redundant and create conditions conducive to bacterial growth.

Scott Beaumont, Legionella Expert at Legionella and Fire Safe Services, emphasises, “Effective water hygiene management involves maintaining water temperatures and circulation. In closed buildings, this becomes challenging, increasing the likelihood of Legionella proliferation significantly.”
Legionella and Fire Safe Services advocates for proactive water system management in unoccupied buildings, following guidelines from HSG274 – Part 2. This includes maintaining water systems filled to prevent biofilm development and implementing legionella flushing regimes. The company also recommends assessing temporary structures like Portacabins for Legionella risk, as they are increasingly used as alternatives during building closures.
“Addressing the Legionella risk in RAAC-affected buildings requires a calculated and pragmatic approach,” states Scott Beaumont. “Our team is dedicated to ensuring that buildings, whether temporarily closed or in regular use, maintain the highest standards of water safety.”
As we navigate the complexities of modern construction and its implications for water hygiene, the work of Legionella and Fire Safe Services is more crucial than ever. Their proactive and comprehensive approach not only addresses immediate concerns but also sets a standard for the future management of water hygiene in construction.
Do you own or manage a building constructed with RAAC?
