This care home fire compartmentation project involved replacing deteriorated barriers in the roof space of Laurel Court, a residential, nursing and dementia care home in Didsbury, Manchester.
The work was particularly important in a building where some residents may need assistance to move during an emergency. The objective was to restore separation between roof space compartments and help limit the spread of fire and smoke.
LFS carried out the passive fire protection works, with the care home remaining occupied throughout.
The challenge: Care home fire stopping in an occupied building
Care home fire stopping required careful planning because the building remained occupied throughout the works
The roof space contained congested mechanical and electrical services, with some compartment lines extending into tight areas beneath the eaves. Several service penetrations needed detailed consideration to ensure the replacement barriers could be installed in line with the tested system.
Heating pipes running across proposed compartment lines also affected the installation. LFS worked with the client and heating engineers to coordinate their relocation and sequence work where different trades needed access to the same areas.
Removing the old, friable barrier material required careful dust control. The LFS team agreed an approach with care home staff and client representatives to manage the work within the occupied building.
The solution: Passive fire protection at Laurel Court Care Home
The passive fire protection care home project involved installing new barriers across the specified roof space compartment lines and treating service penetrations.
LFS removed the deteriorated barriers and installed the TBA Firefly FB180 Batt Wall system across the specified roof space compartment lines. The works also included treatment of mechanical, electrical and mixed service penetrations using components appropriate to the tested installation details.
The team engaged directly with TBA Firefly throughout the project. Manufacturer support, including site visits and technical guidance, helped resolve installation queries where access and service layouts made the work more complex.
LFS recorded the installation through photographs and digital reporting. On completion, the client received a Record of Installation Activities pack documenting the works carried out under LFS’s BM TRADA Q-Mark fire stopping installation certification.
The outcome
The deteriorated roof space barriers were replaced with a documented, tested compartmentation system. Despite the access constraints and coordination required in a live care setting, LFS completed the programme between August and December 2025.
The project shows the value of early technical engagement and close cooperation between the client, manufacturer, site staff and installation team when delivering passive fire protection in an occupied building.
